Stravinski Development Group, LLC, (“SDG”) is a California limited liability company that is engaged in the business of developing real estate projects for long-term ownership, rental income and long-term appreciation. As you know, SDG and its affiliates are experienced developers and builders of a wide range of projects, including residential, office, retail and industrial. SDG’s core business and greatest interest is in the development and ownership of warehouse, distribution, and production facilities.

 

SDG is a developer. Its affiliated company, Industrial and Commercial Contractors, L.P., (“ICC LP”) is a general contractor. The role of a developer is that of finding the market, finding the customer, hiring professionals to design the product, acquiring the land, obtaining necessary governmental permits, arranging financing, hiring the building contractor and making sure that the contractor does its job. The contractor builds the project. SDG typically hires ICC LP as its general contractor, but there have been many projects for which an unrelated general contractor has been hired and ICC LP is engaged in an oversight capacity.

 

SDG’s projects are typically designed and built to meet the specific requirements of the tenant who will occupy all or a majority of the project. The quality of the projects that it develop makes them excellent long-term values in which a typical prospective tenant will want to have equity participation. SDG, as a developer for the long term, is willing to provide for tenant participation in exchange for the stability of having a financially qualified tenant for the long term.
